Diverse Deal Returns Dalkeith Offices to Full Occupancy
Soutra Point, the contemporary office development that dominates the centre of Dalkeith, is back to 100 per cent occupancy following two letting deals concluded by the landlord, Edinburgh-based Almondale Investments.
Following a successful application for a change of use, Pulse Pilates and Fitness Studio Limited, has secured a 1,520 sq ft suite, previously occupied by Welcome Finance. The lease is for three years with an agreed average rental over the period of £7 a sq ft.
The second deal involves an existing tenant, Action 4 Employment, which has extended its presence in the building by acquiring a further 724 sq ft of space, taking its total occupancy level to 1,576 sq ft. This deal has been done off £9.50 per sq ft over a six-year term.
Iain Mercer, group managing director, Almondale Investments, said: "We warmly welcome Pulse Pilates and Fitness Studio, whose presence in Dalkeith will fill a gap in the market for this type of service in Midlothian.
"We are also extremely pleased that Action4 Employment has already decided to extend its accomodation at Soutra Point, having only taken occupancy within the building in October last year."
